Land Title
Sheet under review by our engineersThis is THE official document that proves you are the sole legal owner of a piece of land. Think of it as the ID card and birth certificate of your plot, an essential, state-secured paper.
Why it matters for your home
This is your ultimate safeguard against scams and property disputes. Without a proper Land Title in your name, you risk building on land that isn't truly yours, or having someone else claim your property, jeopardizing your entire investment and your home.
The African context
In Africa, land disputes are very common, and unfortunately, many people lose their land due to multiple sales or fake documents. The Land Title is the only reliable legal security, and it's crucial to always insist on obtaining and verifying it before any purchase.
Red flags
- ⚠ Someone offers you land 'without a land title,' assuring you that 'it will be regularized later.'
- ⚠ The land title presented is just a photocopy, and the seller refuses to show you the original.
- ⚠ The name on the Land Title is not that of the direct seller, and they cannot justify how they acquired the land.
Questions to ask
- 1. "Can I see the original Land Title and take a photo or a certified copy of it?"
- 2. "Has the Land Title already been subdivided (divided)? If so, what is the exact procedure to get a new title in my name?"
- 3. "Can we go together to the Land Registry (Cadastre) or State Property (Domaines) services to verify the authenticity of this Land Title and ensure there are no mortgages or disputes on it?"
Cost hint (indicative)
Costs are related to notary and registration fees, varying from a few hundred thousand to several million FCFA depending on the land's value and the country.
