Construction material prices in Africa: what the numbers say

This page tracks eleven construction line items across fifteen African markets: cement, steel, rebar, sand, gravel, blocks, ready-mixed concrete, timber, roofing sheets, tiles and labour. Every verified price links back to its public source, with the city and date of the record. The goal is simple: let a diaspora client check whether the quote they received matches the real market, before sending the first transfer.

Cement prices in Africa

Cement is the most closely watched line item on a site: it often accounts for 15 to 25 % of structural works. Gaps between countries mostly come from the presence of a local cement plant, diesel transport cost and duties on imported clinker. A 500 XOF difference per bag shifts the budget of a 200 m² villa by hundreds of thousands of francs.

Steel and rebar prices

Steel tracks global benchmarks and the dollar exchange rate: it is the most volatile material in the table. We track both the ton of steel and the 12 m Ø12 rebar, the unit actually bought on diaspora building sites.

Sand, gravel and ready-mixed concrete

Aggregates are “heavy” materials: their price depends almost entirely on the distance to the quarry. Ready-mixed concrete, still rare outside major cities, becomes competitive as soon as the batching plant is within 30 km of the site and removes on-site mix errors.

Roofing, timber and finishes

Roofing sheets, construction timber and floor tiles are where quality gaps are widest at the same displayed price: sheet thickness, timber species and drying, tile wear rating. We always state the reference unit to avoid misleading comparisons.

Labour: the line item people forget

Labour represents 25 to 40 % of total cost depending on the country and building method. We publish the mason's daily rate, the clearest reference for a diaspora client comparing two quotes.
