Topographic Survey
Sheet under review by our engineersIt's the creation of a very detailed and precise map of your land, carried out by a surveyor. It shows all the characteristics of the land: its relief (slopes, dips, bumps), trees, existing buildings, and water points.
Why it matters for your home
This plan is essential for the architect to design a house perfectly suited to your land. It allows for proper positioning of the construction, managing rainwater drainage, and planning earthwork (digging or backfilling). Without it, your house could be poorly oriented, flooded, or unstable.
The African context
With heavy tropical rains, a good topographical survey is vital for managing water drainage and preventing soil erosion around your house. Many constructions suffer from humidity or flooding due to a poor understanding of the natural relief of the land, often due to misguided cost-cutting.
Red flags
- ⚠ The architect starts drawing your house plans without a precise land survey plan.
- ⚠ The contractor suggests 'leveling' (flattening) the entire plot without having studied its natural slopes.
- ⚠ Workers start earthwork or foundations with just a measuring tape and a string, without reference to a precise plan.
Questions to ask
- 1. "Which licensed surveyor will carry out the topographical survey of my land?"
- 2. "Will the survey include contour lines (lines showing altitude differences) and the precise location of important trees?"
- 3. "Can I get a copy of the topographical survey plan, both digital and printed?"
Cost hint (indicative)
Between 100,000 and 400,000 FCFA for a standard-sized plot, varying according to complexity and region.
