It's the action of physically marking the precise limits of your land with solid markers called "beacons" or "boundary stones". These markers clearly define what belongs to you and what belongs to your neighbors.

Why it matters for your home

Proper boundary demarcation is your shield against neighborhood conflicts. If the limits aren't clear, you risk inadvertently building on your neighbor's land, or a neighbor building on yours. This can lead to long, costly disputes, and even the demolition of parts of your construction.

The African context

In Africa, the absence of clear boundary markers is a frequent cause of neighborhood quarrels that can escalate. It also happens that dishonest individuals move existing markers. The lush vegetation of tropical climates can also hide markers over time, hence the importance of checking them before building.

Red flags

  • ⚠ The contractor tells you that 'the boundaries are obvious' and that a demarcation isn't necessary.
  • ⚠ The 'markers' are just random stones, not professionally sealed into the ground.
  • ⚠ A neighbor disputes the position of a boundary after you've started foundation work.

Questions to ask

  • 1. "Which licensed surveyor will be commissioned to carry out the boundary demarcation of my land?"
  • 2. "Can I get a copy of the boundary demarcation report, an official document that describes the exact position of the markers?"
  • 3. "Have the direct neighbors been informed and invited to attend the demarcation operation, as per the procedure?"
