Pourquoi « Réception des travaux » est important pour votre construction ?

C'est le moment de vous assurer que tout est parfait avant de prendre possession de votre maison et de payer le solde. Si vous ne notez pas les défauts à ce moment-là (appelé 'réserves'), il sera beaucoup plus difficile de les faire réparer ensuite, car l'entrepreneur pourra dire que vous êtes responsable ou que vous avez accepté les défauts.

This is the crucial stage where you, as the owner, check that the contractor has completed the construction of your house in accordance with the contract and industry standards. You tour the property with them to note any defects, poor workmanship, or things to correct. It's your final validation of the work.

Why it matters for your home

This is the moment to make sure everything is perfect before taking possession of your home and paying the balance. If you don't note down any defects at this point (known as 'snags'), it will be much harder to get them fixed later, as the contractor might claim you're responsible or that you accepted the defects.

The African context

This is often rushed or simply not done in our countries. The pressure to take possession quickly or the owners being far away means they sign without checking. It's essential to be present or to delegate to a trusted and competent person to list absolutely all snags (defects, finishes to be redone) before signing the acceptance report.

Red flags

⚠ The contractor rushes you to sign the acceptance papers without a thorough and complete inspection
⚠ You're told 'it's no big deal, we'll come fix it after you move in', without a written commitment
⚠ They refuse to note your observations or the defects you point out in the acceptance report
⚠ You're asked for the balance payment even before official acceptance and the rectification of snags

1. "Can we list together all the points to be corrected or finished on the acceptance report, with supporting photos?"
2. "What is the precise deadline for the rectification of snags (i.e., the repair of noted defects)?"
3. "When will the balance payment be made, once all snags have been rectified and verified?"
