Certificate of ownership / Attestation of ownership

This is a document proving that you are in the process of acquiring land or have purchased it, while awaiting the definitive Land Title. It is often issued by the land administration or the developer (the one who subdivided the land) and serves as provisional proof of your right to the property.

Why it matters for your home

This is an important first step, useful for initiating certain procedures (like requesting a water connection). But be careful, it NEVER replaces a Land Title or a notarized deed. Don't rely solely on it, because without the Land Title, your property remains vulnerable.

The African context

Very common in our countries, especially in newly developed or not yet fully titled areas. It is often a source of conflict because it is less legally secure than a Land Title. It is crucial to start the process of obtaining the definitive Land Title as soon as possible.

Red flags

  • You are assured that a certificate of ownership is sufficient and that there's no need to get a Land Title.
  • The document is handwritten or seems easy to forge, without clear administrative references.
  • You are denied the possibility of conducting land searches with the land registry services.
  • The certificate doesn't mention any reference to a subdivision decree or an administrative act.

  • 2. "What is the administrative decree number for the subdivision or the decision attached to this certificate?"
  • 3. "What is the estimated timeframe for obtaining the definitive Land Title in my name?"

Cost hint (indicative)

The cost for the certificate itself can vary (from tens to hundreds of thousands of FCFA), but the most significant cost is its conversion into a Land Title, which is higher.
