Building permit

This is the official and mandatory authorization you must obtain from local authorities (the town hall or urban planning department) before starting to build your house. It ensures that your project complies with urban planning rules, such as building height, distances from neighbors, or access to public roads.

Why it matters for your home

Without a permit, your construction is considered illegal, and you risk a lot: a hefty fine, work stoppage, or even demolition of your house. It's your key to building legally and avoiding trouble with authorities or neighbors.

The African context

In our countries, the absence of a permit is unfortunately common and a source of many disputes. Obtaining one can take a long time, so you need to be patient. Be wary of 'facilitators' who offer expedited permits; they might turn out to be fake or non-compliant.

Red flags

  • ⚠ Your contact tells you that 'it can be done amicably, no permit needed'.
  • ⚠ You're offered a permit without ever being asked for your house plans or land title.
  • ⚠ The permit price is unusually low, or they refuse to give you an official receipt.
  • ⚠ The permit is given to you without any official stamp or registration number.

  • 1. "What is my building permit number, and can I get a certified copy?"
  • 2. "What are the average processing times for obtaining a permit in this municipality?"
  • 3. "Can I consult the local urban plan (POS/PDU) that applies to my plot?"
