Why it matters for your home
This is the final and crucial step that validates your purchase. If the transfer isn't completed, you won't be listed as the legal owner in official documents. You then risk your property being challenged, not being able to obtain a building permit, or even seeing it sold to someone else.
The African context
This is a frequent sticking point: delays in registering the transfer, or no transfer at all, leaving the land in the former owner's name. Transfer fees (registration duties) can be high, and some try to avoid them, which is very risky. See this process through to the end!
Red flags
- ⚠ Your contact suggests not doing the transfer 'to save on fees'.
- ⚠ The announced deadlines for the transfer are unusually long (several years without clear explanation).
- ⚠ You're told that 'the name on the land title doesn't matter, it's just a detail'.
- ⚠ You're asked for unjustified additional fees after the initial agreed payment.

- 3. "What is the legal timeframe for finalizing the transfer and issuing the Land Title in my name?"
