Land subdivision is the act of dividing a large plot of land into several smaller plots, called 'lots', for building houses. These plots are often prepared ('serviced') with access to roads, water, and electricity, according to a plan defined by the authorities.

Why it matters for your home

Buying land in an approved subdivision guarantees that your future home will have access to essential services and that the neighborhood is well-organized. This protects you from buying an isolated plot without roads, water, or electricity, where you'd be solely responsible for development issues.

The African context

This is a key process for the development of our cities. Unfortunately, there are 'wild' or illegal subdivisions where plots are not approved by the State, or promised infrastructures are never delivered. Always verify that the subdivision has official approval.

Red flags

  • ⚠ The seller offers you a plot without mentioning an administrative approval number for the subdivision.
  • ⚠ The plots are delimited in a very makeshift manner, without the intervention of a sworn surveyor.
  • ⚠ You're assured that water/electricity connections will come 'someday,' without any schedule or official document.
  • ⚠ You cannot consult the official subdivision plan or approval documents.

Questions to ask

  • 1. "What is the decree or administrative decision number approving this subdivision?"
  • 2. "Are the plots already connected, or what stage are the servicing works (water, electricity, road) at?"
  • 3. "Can I have a copy of the official subdivision plan endorsed by the technical services?"
