Cost per square meter

This is a first estimate to see if your project is feasible with your budget. However, be careful: it's an average. A house with luxury materials will cost much more per m² than a house with simple finishes.

This cost varies greatly from one region to another, and even from one city to another, due to transport costs, material availability, and labor quality. Contractors sometimes underestimate this cost to attract clients.

• ⚠ The proposed cost per m² is too good to be true compared to local prices.
• ⚠ The contractor can't detail exactly what this cost per m² includes (foundations, roofing, tiling, etc.).
• ⚠ Only one cost per m² is offered, regardless of the finish level or architectural complexity.
• ⚠ The cost per m² is not accompanied by a detailed Bill of Quantities (DQE) to justify the items.

• 1. "What level of finish is included in this cost per m² (simple, standard, high-end)?"
• 2. "Does this cost per m² include all elements: foundations, walls, roofing, electricity, plumbing, coverings, paint?"
• 3. "What are examples of specific materials (type of tiles, paint, doors) that correspond to this cost per m²?"

In Cameroon, for example, for an average quality house, this can range from 150,000 FCFA to 300,000 FCFA per m². But be careful, it's highly variable and can double for high-end! In Senegal or Ivory Coast, prices are often a bit higher.
