Addendum / Amendment
Sheet under review by our engineersAn addendum is an official document that modifies or adds elements to your initial construction contract. If you decide to change a window size, add a room, or modify a material, an addendum must be made.
Why it matters for your home
It ensures that all modifications are properly noted, understood, and accepted by all parties, along with the associated cost and timeframe. Without an addendum, verbal changes can lead to misunderstandings, hidden additional costs, and disputes at the end of the project.
The African context
Verbal modifications are very common and are a major source of problems and additional costs. The contractor might say 'no problem' and then charge double later, or refuse to implement the change. Everything must be written and signed!
Red flags
- ⚠ The contractor tells you 'no need for paperwork, we'll sort it out informally' for a significant change.
- ⚠ Changes are made on the construction site without your formal written agreement.
- ⚠ The cost or timeframe of a modification is not clearly defined in the addendum.
- ⚠ The addendum is vaguely worded and does not precisely detail the modification.
Questions to ask
- 1. "How will we formalize any change or modification I wish to make to the project?"
- 2. "Will each addendum specify the additional cost (or reduction) and the impact on the delivery timeframe?"
- 3. "Ensure that the addendum is detailed, costed, and signed by all parties."
