Ground beam / Tie beam

Why it matters for your home
The grade beam plays a vital role in connecting all foundations. It helps distribute loads and prevents foundations from moving independently in case of slight soil settlement, thus protecting your walls and preventing cracks.
The African context
Essential for connecting foundations, especially in low seismic zones or areas with heterogeneous soils. Its cross-section and rebar are often undersized, leading to structural weaknesses.
Red flags
- ⚠ The grade beams are very thin or have very little rebar.
- ⚠ They are not well connected to the footings or posts (continuity of rebar).
- ⚠ The concrete in the grade beams is not vibrated or is of poor quality.

- 1. "What is the cross-section (width and height) of my grade beams?"
- 2. "Is the grade beam rebar plan followed and properly connected to the foundations?"
- 3. "How do you ensure the connection between the grade beams and the future walls or posts?"
