Building in Nigeria from the diaspora — 2026 Guide

Lagos, Abuja, Lekki: build in Africa's most lucrative real-estate market.

Nigeria is Sub-Saharan Africa's largest real-estate market, dominated by Lagos (Ikoyi, Victoria Island, Lekki) and Abuja (Maitama, Asokoro, Wuse). The Nigerian diaspora (United States, United Kingdom, Canada) is one of the world's wealthiest and most active — fuelling continuously rising prices but also an inflation of land scams. This DiasporaBuild guide covers 2026 Lagos prices in Naira and USD, the Land Use Act 1978, the Governor's Consent procedure, the banks offering diaspora products (Stanbic IBTC, Access Bank, UBA Diaspora) and the precautions against the 'omonile' of Lekki Phase 2, Ibeju-Lekki and Ajah. Required reading before any purchase.

Illustrative scenarios

These situations are teaching examples built from common diaspora construction cases. They are not testimonials from identified clients.

Example situation
Doctor, Houston TX · Project Lekki Phase 1

Lekki Phase 1 is safe with proper titles. Lekki Phase 2 is a minefield. DiasporaBuild's milestone payments + LASPPPA verification saved me from a Phase 2 fraud in 2024.

Example situation
Investment banker, London · Project Ikoyi

Ikoyi construction is expensive but the ROI on premium is real. Milestone milestone payments kept my architect and contractor accountable throughout 18 months.

Example situation
Nurse, Toronto · Project Abuja (Gwarinpa)

Abuja is more orderly than Lagos but permits take longer. The platform's local relationships in FCTA cut my permit time from 8 to 4 months.
